You still haven't explained why the idea of renting and saving is such a preposterous notion. Especially being fresh out of school

It’s not a preposterous idea.

It’s just that it took most of us GenXers (or older) 5 years to save up for the same home it would now take 10+ years to save for.

I get that nobody wants to cut folks 35 & under and slack, but they are absolutely fuqed when it comes to homeownership if they don’t have family help or an inheritance.

I wouldn’t trade places with them.

Time will tell with this. Honestly, we are still in the middle of a lot of this. I think if Covid never happened things would be vastly different right now. The problem with the whole personal accountability and hard work thing (which I honestly agree with you) is that it's an uphill battle against Washington that seems to get more difficult by the day. Believe me I want to take the white pill, but it's a clown show right now.

Agree with most of what you say.

Have a few golfing/drinking buddies who are in the "young millennial" age group. There are three of them that stand out to me. Every one of them owned a house before age 25. They all bought "starter homes". One started his own landscaping company. One works for the county. The 3rd is an electrician.

One commonality they have is they had very little debt because they did not go to college and are living within their means.

Most people did not go to college until the last couple decades. Could this be part of the reason some millennials are having so much difficulty (and not the loans, just having unrealistic expectations)? Perhaps Basic Economics should be instilled in young people in HS or by their parents. Just seems so many young people are fooled/tricked into believing they will immediately have everything they want in a short time if they get any college degree.

This just isn't reality though.

Best of luck to you and all millennials and the coming generations. You're the future of our Republic after all.

I have a hard time believing you can't get a starter house in the Nashville metro area for under $250k. Regardless, I would not have bought a house for $250k on a $55k yearly salary

104 listings between $200k and $250k in the Nashville metro area today right now.

No, we talked to each other like normal fricking people.

But way to not answer the question though.

You can buy starter homes in just about any market for less than $200K. You can rent decent houses for $1,300. You can rent crappy houses and apartments . . . which is what I did, for less than $1k. I have no idea where you're getting your figures from. And . . . that's the point of roomies, isn't it? You don't pay the full freight on the rent.

This is kind of a catch 22. That's usually where the good jobs are.

If you can’t afford a house go do it in a less expensive city. This isn’t rocket surgery.

But that's their trick, right? They don't want the starter home. They want the 4 bed, 3 bath, 1.5 acre lot, walkable access to food, entertainment, parks, shopping, etc.

And they want it now and they expect to get it on the back of a brand new degree and no real work experience.

Oh I can afford Nashville.
I’ve lived in/around Nashville for 21 years.

This isn’t just about booming markets.
Market entry is more difficult everywhere for folks starting out.

100% agree with this. All degrees are not created equal and some are not necessary at all. This has definitely contributed to the current landscape, but it's not the only factor.

That's great, should people have to drive 50 - 60 miles one way to get an affordable house?

If that’s what the market dictates, yes.

The timing of when you entered the market makes a HUGE difference over the course of time.

Why do Millennials think they should be able to get exactly what someone else got decades prior?

Is charlotte another booming market? 93 listings within 25 miles of downtown.

Where else?
Austin has 50
Raleigh Durham has 84

Houses are there, just not what they want.

You expected to live at least as well as your parents.
Why should younger folks not expect the same?

I live better than my parents did at my age. They live better than I do currently.
