Of course. Is this that persons sceanrio? Maybe. They could rent the house and not have to break even or take a loss on a sale. I assume they are one of the many who have a 2-3% rate and if it was Florida you know that payment is low

Rental rates are also falling in many areas making renting houses out to cover the mortgage unfeasible
It would be nice if the BLS used these dropping real time rents vs the house survey so we can get the cuts everyone needs. Is it better to break even /slight loss on a sale or have negavtive cash flow for a potential short time. Interesting gamble either way. Id take the hold cause values will increase

Are you seriously saying adding an additional 592K homes to the inventory would have had very little effect?
Yes I am. It would have very little effect

If its VA then we know the rate is low. They should rent it then
They can still buy another property VA

We are all looking forward to your summary.
Low impoverished brown people are discriminated fourteen times the daily average compared to the white deviled white man therefore they are allowed not to have to pay back what they owe- signed 4cubbies( I have a Palestine friend too btw).

These are both active duty military officers with PCS orders for July.
Doesn't the COE or Cendant buy the houses for officers if they can't sell?
I know they have in the past

We can agree to disagree. We are already seeing this year what a slight increase to inventory with lower buyer demand is doing in several markets.

I would put damn good money on the fact that the vast, vast majority of these “forbearance“ payments were made for minority borrowers. Remember, everything the Biden administration did was done “with vote buying in mind."

I think you’re proving my point.

No, I don't think I am. You're saying this is on the backs of taxpayers, but that's not accurate. It's funded by the FHA’s Mutual Mortgage Insurance Fund, as I mentioned earlier. That fund is self-sustaining and financed by the insurance premiums paid by FHA borrowers. It is not funded by taxpayers.
If you're an FHA borrower paying a mortgage insurance premium, then yes, the $300+ million used last month to support the forbearance program came from you.
Even when an FHA loan goes into foreclosure, the lender is made whole through the fund. Again, that is at no cost to taxpayers.
Now, if the fund were ever to become insolvent and Congress approved additional funding, then yes, taxpayers would bear that cost. But that would take another crisis like 2008.

Sure those precise areas might dip till rates drop
Appreciation still on track for 4% this year despite that. I still dont understand the fear or what the issue would be
You seem to think im a realtor but if I was I would pray for values to drop 50% it would be a buyers dream

The point is that other people are paying the insurance premium that the government has chosen to use to pay for deadbeats unpaid mortgages.
Posted on 5/10/25 at 2:19 pm to cornerstore
Well I understand the Biden Administration paying this but hopefully or if not already the Trump Administration is getting rid of this.

That's how it works even if you are paying PMI on a conventional loan

Not sure if that program is still available or not. It wasn't just for officers but anyone that got stuck while PCSing.
