My commercial loan was 3.99% 5 years ago. The renewal will be 6.75 or 6.5% depending on the points I want to pay up front.

The Covid era rates are painful. I had to work with someone whose lender didn’t explain to him that his commercial loan matured after five years and the rate would adjust, even though the amortization was for 15 years. It was to a nonprofit. Had to explain cost of funds and treasurys to him so he understood why his rate was increasing.

Tariffs are not inflationary, and we can’t blame him for the debt. But the war and the immigration are certainly inflationary.

You can absolutely blame him for his first term debt and not pushing a balanced budget.

The housing market is frozen.
Old people who should be downsizing and young growing families with improving financial situations who should be looking for a bigger or better house are stuck.
They either have no mortgage or a low mortgage rate and moving would be a bad deal financially because of the cost of what they’d move in to and the higher rate.
New buyers need those two groups to be downsizing or upsizing for things to be working right.

If they have all that equity then can just buy a new property in cash

Nope. There’s a reason no president pushes back on that or on social security; it’s because the voters punish fiscal responsibility. The blame lies with the voters. No president can do a thing about it.
