thoughts on purchase of hunting land

My wife and her mother have about 150 acres of farmland in north Louisiana that they have sold for about 225,000 dollars. We are not in a rush, but are looking to buy some hunting land within 3 hours of Baton Rouge. I'm thinking around Port Gibson, but would love some input. Willing to spend up to 350,000.

MS is diff going to be cheaper but I will do everything I can do get land in LA when the time comes. Prob should have kept that farm land and put some of it into CRP if yal had some wood in the area. I am assuming you are looking for deer hunting.

350-400ish/acre input cost (non irrigated). That's on the higher end if you do everything "by the book"

March beans are 10.50 I think.

Really, the break even is in the neighborhood of 40 bushels an acre? I thought it was lower.

Does this change depending on location and size of the operation?

Thanks for the info, I'm always interested in learning. My inlaws are big farmers but I feel weird asking them about their business.

You can plant for a little cheaper. We do because we aren't on great bean land. Mid 30s we make a little money. You can make 40 easily in NLA.

I'm sure prostyle or highcotton could answer a lot better. We only plant when we book contracts for a good price before season. Side gig really

Wow, geauxtiga. I was just giving a little background info as an anonymous poster on a message board. Someone here may have had some previous experience. I didn't realize I was negotiating. BTW, about 50 acres is not farmable and it is not all irrigated. It also wasn't eligible for CRP.

You decrease the value of the land. It transfers from the seller to the buyer. We thought about putting our land in it but we want to use our land however we choose to do so.

we're in the process of looking as well. definitely can get more for you money in Miss, as well as there being much more inventory.
