On a property that size I would mostly be curious about the neighbors. There’s the concern about walkers running through while you’re sitting, neighbors blasting anything brown, but also just who if anyone lives close. Run down trailers with a ratty four wheeler in the back is a red flag. The biggest concern in those rural parts of MS is who is poking around your property while you’re not there. Lot of folks have lived there their entire life and hunted little patches of woods where they never got ran off so they just assume no one cares. It’s not a problem everywhere but it can make a big difference in the amount of bullshite you have to deal with.

If you have a drone bring it, if not try to borrow one and look around, not only your potential place but just as important your neighbors

I would also try and find out how high that river has gotten in the past.

The tract I bought has a creek bordering one side and I would never have guessed that during Issac it spilled over the highway and probably put 30% of my land under. Granted that’s a 100 year event but check the camp in relation to flood maps. MS has a good online interactive map mdeq flood maps I think.
