OP, i have lived in columbia my whole life. I hunt around foxworth, mccomb, and lamar county. Plenty of deer, and always some 115-130" roaming around on camera each year. Have seen and killed good bucks. And If managed right always see alot of deer. Anywhere with woods will be fine, stay away from alot of pasture land.

Quick question, didn't want to start a whole new thread.

I'm looking at a piece of property in the NE portion of the SE Zone. It's less than 50 acres, but it looks like a fun place to have for my young kids. Two ponds on it and a little stretch of river frontage.

Any idea how this will hunt? Like I mentioned earlier in this thread, I don't care about killing monster deer, but I'd like to be able to kill something.

is that hardwoods bordered by pine plantation?

Yeah, looks like a decent amount of hardwoods in the bordering tracts and then pine in the tract I'm looking at, except for along the river where there is some hardwood.

i'd hunt it lol. those pine thickets hold a ton of deer. if you got some good feed trees in your hardwoods you should be able to kill depending on how much the neighbors run dogs through your place. a lot of what i hunt in north mississipi are small tracts with pine plantation and a little hard woods

Fantastic.

Now I just need to get my wife fully on board. My kids (4 and 2) are insane and REALLY need a place to be turned loose. I think this one will do it.

I would jump on it. The farther north you get the better it will be and like yeller said the river is going to help a lot with numbers and quality. As long as the neighbors aren't running dogs through it or hunting it while you're not there, you'll see plenty of deer.

this is true.. but riverland is great anywhere. Here in columbia the river produces more, and bigger deer.

I own land in that part of the state, but choose to lease it out to others. After 6 years and 6 deer (only 2 small 8 points) I realized you have to hunt really hard for modest results over there.

I hunt in Arkansas now, see plenty, and and have chances at decent ones.

There are variables, I agree. Our average shooter was well over 200 pounds in the delta, but I know of several bucks over 250 with monster racks killed in bama south of 1-10. (They love that damn GM0 corn and soybeans etc) I know a lot of hunters that left black belt clubs to hunt in Baldwin County because they were killing bigger deer at home.

Point is they need good food source

Bingo, not sure where he is referring to in Covington County but it would be miles ahead of Pearl River (OP) due to soil conditions alone.

I'm going to see the property next Sunday. Any specific questions you all think I should be asking with regard the property? Specifically for the hunting or fishing?
