How much does it cost to build a pond?

Currently renting a place, and looking to move out into a place I can purchase for myself. Came across this listing.

It a huge lot of property that's split into 3 separate properties. Below is the 3 lots. This listing I'm currently looking at is the purple area.

As you can see, there's a pretty decent sized pond to the right, and the center pond is struggling a bit. I figured for the price, it all seemed to be a pretty good deal. An apartment/shop combo with 2 storage sheds. the big barn to the left of the main image on zillow doesn't come with the property.

My main question, with the acreage (22.5), 2 ponds, 2 sheds, and a living area (800 sqft/yikes), does the price warrant what i'm getting or is it a rip off? I've considered giving their asking price if they'll include the 2nd barn, but I'm not sure yet.

15k-25k are the numbers I’ve heard tossed around before depending on size, 15 being quite small. I have no idea how much it cost per sq foot though

Just rent you one of these and dig your own. That’s what NASCAR did and his pond is amazing.

This is a very tough question. Any person that knows dirt will tell you they cant give an accurate bid because they don't know what the dirt will be like until they start moving it around.

For reference Im in the process of having one redone and it cost 300/hr.( 2 machines running at same time).

Have no idea what the price of land in that area is but you couldn't even get the acreage for that price here. Id jump on it if I were single or no kids

I just got one built at my camp in MS. We got charged 28k for the pond, a few loads of gravel, making a driveway, and clearing a few trees to put our mobile home. It was a total shite job. They were awful. Pond is half the size and a quarter of the depth we contracted for. It is embarrassing honestly.

A buddy of mine bought an excavator at a huge discount. The plan is to build 2 duck ponds an resell the equipment at break even or better. He is just learning how to run it, so it will keep him busy a while.

This is something I've though about. Just have to pray there isn't a major breakdown for the duration you own it though. That could be a nightmare.

Yeah, he's also praying for a dry summer so it doesn't take two seasons to get it done.

Talk him into keeping it. A buddy of mine has a backhoe and being his friend has been one of the best investments Inhave made. Had him come over and pop a stump out this week.

To do it right it’s around $4000-$5000 per acre foot of pond. If the pond Is and acre and 10’ deep you could be looking at $40-50k
