Havent done one myself but on cases where there may be issues or large operations I believe the process may involve having an engineer/consultant perform a wetland delineation and then that would be included in your application for a Coastal Use Permit.

I’ll save you some time and money - it’s all wet.

I participated in numerous ones there for several different projects - always wet. We’d try to claim some areas dry but it never got far.

Fantastic.

I'm past that point. Now, I'm just looking to get it taken care of asap.

Yep.

But if you're moving ahead, get in touch with a local consultant who does wetland delineations. They'll be able to help with permits as well.

You cant fight evidence but you can fight jurisdiction. They will find flora, fauna and soil conditions if they look hard enough. You can fight whether they can claim jurisdiction. Several clauses and conditions can get you out or minimize but you will need an attorney.

Theres some guys downstairs that could help. I have some stuff on my computer up there but Im not there of course.

Dave, what are you looking for specifically? If you want you can call me. Not an engineer but I have most likely been through what your going through. My number is not hard to find.

You would NOT be surprised at the amount of people who say "aw yeah frick it here's the checkbook" and then you show them mitigation costs and they take their ball and go home

Oh, I've seen it happen. ASAP and mitigation aren't 2 things you want to combine.

Great memory was watching the mayor argue with some biologists about “swamp rabbits on a potato levee”. The wildlife people about lost it when he started talking about shooting and eating them as a kid.

Great place, love it and still have lots of friends there. I don’t go back often enough.

You have to get with the army corp of engineers. Give them the info, request it, iirc there is a form you have to turn in to request it. Surprisingly, when me and a buddy did one, it came back relatively quickly.

FYI, as an engineer who has done wetland delineations, there is no regulation requiring an engineer of any kind to perform this service. Find a local environmental consultant as others have said.

Nope. I bought one. I was moving ahead with construction until I was notified that I needed a determination before I can get any permits.

What permit? Didn't you start already?

I'll be down there tomorrow if you want to grab a beer. Downsouthdave84 at Gmail

If it had anything to do with common sense, I wouldn't. Damn lot is drier than a bucket of sand. I would think I'll get a dry determination, I just don't like it being up in the air.
