Going price per acre for prime deer hunting land?

In north LA? Cutover, portion in river bottom land. Deer galore.

Additionally, 160 acres, 40+ acres pine plantation. Replanted in pine. Along Dugdemona River in Winn Parish. Property is on both sides of river.

Parish? A cutover in North LA with a lot of deer sounds pretty much like everywhere in North LA. Being a cutover there isn’t any timber value and if it wasn’t replanted then it’ll be a thicket for the next 20 years. I wouldn’t pay over $1000/acre but someone would

Buying? Depending on how close you are to Ruston, Monroe Shreveport but most I know of is at least 10K an acre.

I have a fenced in flat/pasture of 33 acres (recently inherited) with two sides frontage road and I own all mineral rights (me and one sister do).

We are sitting on it until someone offers 500K

It's within 10 mile of Squire Creek in Choudrant

To lease you are probably looking at $8.00 to $10.00 an
acre if you can find any plus you have to carry a 1 million liability policy.

Good luck with that asking price. You’re probably going to be sitting on it for a while asking that much.

Lincoln Parish real estate is high, but good luck at that price. Multiple properties close by listing for much less.

$16k/acre? For pasture? Are you thinking someone will want it for a commercial or industrial development project? People around me lose their minds when rice field/pasture sells for more than $5k/acre. It happens but when it does it’s someone looking for wetland offsets or industrial developments.

He’s hoping for the “Squire Creek” effect to help him out. Also he’s throwing out “mineral rights” which means the property isn’t currently producing, but with the Haynesville Shale and all, the next O&G boom might be on his parcel.

You would be lucky to buy a fresh cutover for 3500 an acre

I’ve bought 5 properties over the past 3-5 years and haven’t paid half of that per acre for a single one and none were cutovers. None had great timber but for rural property in North LA with no real value outside of recreational value, land isn’t near that expensive.

You guys are lucky in N La. Land in tge Florida parishes and Amite Co are crazy. North of Baton Rouge in East Feliciana acreage with timber people are getting 15-20K per acre. I bought 40 acres in Amite County 3 years ago for $3200 per acre. I bet I could get $4500 now.

Depends on location, access, utility availability, potential for future development, fpost clearcut reforestation, etc. Check out what else is available on Landwatch and other sites and do an evaluation.

A piece down the road just sold 150 acres for 1,500,000, mineral rights stayed with original owner.

It's unusual that a landowner would sale the mineral rights now days, most don't.

Plus, I don't really need the money. It's family land and I'd just as soon keep it but if someone wants it bad enough, I'm open for discussion. 500K
