On cotton? I’d tell a landlord to farm it himself if he thought his ground was that good. 20% with a good farmer on cotton is PLENTY enough.

I agree but you gotta realize they could rent it to anyone for that. The ground for corn and beans is too good to let it go.

Rice is up there with cotton as far as labor intensive/input expensive
Irrigated beans are probably more labor intensive than irrigated corn especially on a dry year
Corn inputs are higher than beans

I appreciate everyone's input, I think I have enough information to draw some conclusions and explore it further if I decide to.

To be honest, if you are running numbers to make your decision to own a farm....you will be done in a year.
No where in those numbers is long hours, injury, pissed off wife because you missed family beach trip, grain cart flipped over in Hwy 84 backing up traffic, and sleepless nights hoping to hear that first drop of rain in 3 weeks.
Screw the numbers and calculate that paragraph, if it works you will find enough money to keep you doing it until the day you die.
That's why God made a Farmer.

The way to make money as a cotton farmer is to custom pick other farmers’ cotton, along with your own. My in laws are big cotton farmers. Their cotton pays the bills…the custom picking makes them the real money.
