My guess is the Williams either have bigger plans for that land in the future

Do the Williams have an easement past the Marina by land? Would be pretty ridiculous if they had an easement by land through the Marina but the Marina can't pass them through their waterway lol.
I was wondering how that works. if you have a piece of land not far from the launch, does the land in between have to give you an easement?
of course there is the , you can always launch in XYZ and get there, but as they say ; you can get a good look at a t-bone by sticking your head up a bull's arse, but I'd rather take the butcher's word for it.

Until there is tort reform removing the landowners liability for trespassers, this is dead on arrival. And I don't see the bottom dwelling ambulance chasers at the capital giving up their right to sue everyone. Remember this is an administration that is suing big oil for shite the state gave them a permit to do 80 years ago.

Any update on closure of the marina? Saw a few post on social media and was curious where things stand.

Bob's Bayou Black Marina (in Gibson, LA) appears to still be open, despite ongoing lease issues with landowner Williams Inc.; they posted in April 2024 that rumors of closure were false, mentioning ongoing negotiations with state/parish officials to secure a long-term deal for access to the Intracoastal Waterway. While they've relied on short-term extensions for years, they're actively working to resolve the situation to remain in business.
they have a facebook site still active...

There needs to be provisions to pull the wasteland/marshland tax option from these companies that are doing this to south Louisiana. Time for our politicians to stand with the people of Louisiana, not out of state corporations with high dollar lawyers that twist the courts to their favor. Hell, there are drainage pumps there, why doesn't the parish expropriate that canal as a drainage canal. I'm sure they could have Williams retain the mineral rights. Better yet pass legislation to uncouple the bottom ownership from navigable water surface rights and it would not hurt anyone. At least then there would be a reason to allow these corporations to get away with taxes that are cents per acre. As it stands now there is no economic or other reason to have that property tax option.
