Where is the tract located?

Small tract, never been touched, mostly hardwoods.

There's a big difference in Hardwood logs and Hardwood pulpwood. If it hasn't been logged in many years (decades) and the trees are relatively mature then you should be able to sell it for at least something.

It also depends on where it is. If it's decently accessible (paved or gravel road frontage?). It it wet or dry? Etc. And it depends on what you mean by "small" . Like 3 acres small or 20 acres small?

There’s a hardwood sawmill in Natchez, Mississippi. A guy named Wyatt Brown I believe is the forester.

Geaux are you in that industry?

Yes, we cut and chip about 275000 tons a year in NW LA. Clearing without replanting is going to make it even harder as it wont be SFI or Smartlogger certified.
Where are you located? I know one guy around here that does exactly what you want. He clears small acreages, builds pads and sells the timber. Gives landowner credit against dirtwork and clearing.
Prices suck, we are getting less at the mills than we did 10 years ago. Cant give away hardwood here, turned down 170 acres of good hardwood today.

Around Summit, MS, off of Jackson Liberty Rd., gravel road frontage, 28ac.

I inherited it. Been in my family about at least 80yrs. Grandmother said she doesn’t ever remember them cutting it.

Check with Wall Timber in Osyka. Not sure they will be able to do it, but they know the area and might know someone. (601) 542-5994

No way would my first call be to a wood dealer/logger. I’d hire a consultant since you obviously don’t know what you have timber-wise. Might be valuable and there are plenty of shitbags out there that will skin your arse. Ms forestry commission should have a list of consulting foresters. I know one in Natchez I trust but he’s a logger as well.

Summit, MS,

My mill is about 25 miles from there. We don't buy hardwood, just pine. But we work with the Hardwood buyers in the area and split tracts with them all the time. If it's 28 acres with mature timber it's definitely big enough to get a competitive price for. In general, average quality hardwood logs have been selling for about $30-35 a ton on the stump. Although since things have dried out in the past two weeks, one of the mills we deal with dropped their price $5/ton beginning yesterday.

Send me the location at nocolorstd@gmail.com and I'll swing by and check it out. Then I can give you a couple of numbers to call based on what I see.

WElcome to the club. I've a wet site, the tariff situation blew the red oak log mkt, I haven't checked in to see what the virus has done, no local mkt for hdwd pulp wood. Were still buying red gum for mat logs last I checked but it's been a few months. The good thing, absent persistent floods, tornados and such it stores pretty well.

Your best bet is to give it to a logger and let him clear it for free. Like someone said, if the property next door is being cut, you might get $5-6 a ton for it. Which might be $200-500 per acre. But if a logger has to move there to cut that small of a tract, then you won't get that price. Best you can realistically hope for is to get a good clean job done that leaves the property the way you want it.

Make certain you clarify what the end result is you are expecting or you'll wind up with a lot with no trees and a huge mess of pushed up stumps and ruts and holes and all manner of shite. My dad had a guy clear off a 20 acre lot for the trees and it cost him more to clean up after the cutting than it would have to have someone come in and clear the lot and clean up afterwards. Dude brought in a dozer and pushed everything over, loaded what he could sale and left everything else lying where it fell. Daddy didn't make it explicitly clear that he wanted to lot cleared of trees and everything associated with trees. They didn't leave trash and stuff like that, just did what they agreed to do but it was a MESS when they got done. Daddy was maddern hell about it but it was his fault...he didn't clarify what his expectations were. Dude has a good reputation in the area with everyone but my Dad...he can't stand him LOL.....dude had the doze on the place and would have cleaned it up had he been asked but he wasn't asked, loaded up and left to the next job.
