Nice moving near soon. Really want a camp on the with a pier, trying to decide if I want a house or just a camper hookup and build later. Will have to be a loan. I'm pretty much set on buying though. Hope to see you out there within the year.

Looking at burkeville and florien.

Got a question about water front, what is the best side of lake to live on out of the.above two areas of those were only options. (Mainly wind question like will I be taking a worst beating in which area yearly)

I'm looking at anything water front at the very bottom of Toledo bend in burkeville off of 255 nothing north of quail drive.

In florien I'm looking at water front no farther north than the slough above pirate cove.

Anywhere in between those areas on the water. It needs to be driving distance from work. I will be living on property, I can't afford to buy and not live on it.

Any recommendation on a realtor that is plugged in in the area also? I think I know who I like for the Texas side realtor wise but have not called yet just lurking on few website for last 7 months.

And when I say questions about wind in those areas, like do I really want to be in a house or lot facing into the main channel of the lake
on the east or south. Or do I get in a more sheltered area, in a cove but again is there a better direction to have the house face like North side vs south side of a cove.

Me personally, I would not mind facing North. You're going to have some good fishing with S to SW winds. You'd have shelter near you. With North winds, I do not want to be out in the lake anyway.

We found some GRASS on Toledo and it has held some good fish the past couple of weeks. Keeping out fingers crossed hoping it starts making a comeback.

The grass situation caused me to stop my annual Memorial Day trip. The south end is a wet desert with no grass.

Going to be headed up to the bend this weekend. I am sure this cold front is going to make fishing tough.

You’ll find much better home prices on the Texas side but there’s a catch. Texas is a property tax state, no State income tax. Texas property taxes are outrageous and going up every year. Even worse, If you live in Louisiana and have a camp in Texas, you pay Louisiana income tax and Texas property tax. So a Texas camp is cheaper up front but will financially eat you up quickly.

Headed to Toledo in the morning. Can’t catch fish if you’re sitting on the couch.

I’m thinking this weather will trigger a massive nesting splurge. If it does, buckle up boys!!!!!

Thanks homie. Just pulled out of the driveway headed south. Not as cold as I thought it would be. I’ll give y’all a fishing report this evening.

I just bought a camp there this year! It's kind of a rebuild which I am doing right now. I have been fishing there and staying all over the lake. In the main lake and in coves. Me personally I prefer the coves. Just because the lake gets really rough and beats up your boat. The camp I have is in Negreet on the east side of turtle beach in a cove. We love it because the water is always clear and even when there is a lot of wind the cove is always calm. To each his own i guess, but if you are going to get a place there. Make sure you have a place for your family and friends to hang out and fish on the bank. We chose this spot because the land is beautiful and calm . Great for families' to come and stay for fishing or vacation . Me personally I'm am putting my lake house on AIR B&B This way it pays for itself. That's just me. As you can see in the pic's my camp faces the east so the mornings are beautiful and the sun sets behind me, which I like, because it does not blind you when you sit on the porch. Just some things to think about.If you need a realtor I can give you some names. they are out of Many at century 21. Property is high as Giraffe p---y though. I paid more per sq ft here than in Baton Rouge. Witch is crazy.
