Lived in Tucson for 3 months. Worked at TMC. My first travel assignment in AZ
The resort areas are really nice. Sabino canyon area is nice. Mt Lemmon is awesome as well.

Its not a nad thing. Property values go up so those who can't afford higher property taxes in coveted areas wind up getting significantly much more for their homes so when they move to the burbs they get twice or thrice the house!

I think the OP is wondering where all the non-thug, non-hipsters went. In other words, the population doesn't have to be limited to those two groups. And OP probably doesn't like hipster political leanings, so although hipsters are obviously preferable to thugs, he'd still like to see some non thug non hipsters in the city.
