Tiki Island on Galveston Bay. Zero feet above sea level, one road in or out. Some friends are selling their house in Houston and moving here full time. I think it's asking for trouble.

A few more images have convinced me this is far better than Holly Beach. If I could afford the insurance and deductible, I'd live there.

One way In/Out is that bad as there are only a 200 homes. With advance warning, it wouldn't take as long as you might think

I'll give you that houses are pretty nice but they are right on top of each other and the water looks like shite. If the insurance is anything like grand isle or holly beach there is probably little to no coverage for flood.

I would rent the hell out of one 2-3 times a year but I would never own anything there.

Zillow has quite a few listings north of 1 mil. If I were spending that much I would be headed somewhere with clear water, like the keys.

I just spent a long weekend there at a friends place. It is pretty awesome. Every house has a boat lift and riding around the bay was a lot of fun. Easy to get to Galveston and only 40 minutes of so from downtown Houston. There are a few places in there that are badass. Agreed that if I was going to spend $1M or more, I would probably look elsewhere but you can find deals in there for under $500K.

No because it's overpopulated, the water looks shitty, and my boat wouldn't be able to navigate those small channels. That place is basically a trailer park.

I understand what you are saying. These people obviously love Galveston/Texas. I wouldn't mind living further down the coast towards Corpus. The water is beautiful and trout are huge.
