Sad thing is, they really don't have to do much. When I bought my house, both the mortgage company, and my realtor, did the research and gave me the numbers. It's not complicated. I knew my exact mortgage payment at closing.

How much are your property taxes on your houston home today vs what they were when you purchased? Did you expect them to go up that much?
I know hundreds of people who purchased property in Louisiana who now pay 3 or 4 times as much for property insurance than they did when they first bought their home.
My flood insurance was 500 bucks in 2021 and is 2500 now in 2024.

I'll let Chicken answer for himself. But for me:
They've gone up, but as a percentage, not very much.
I didn't know the exact figure, but I definitely knew both would go up, and factored that into my price range on buying.
I live in La., and don't know anyone that went up that much, But it's definitely gone up.
But most people understand, don't stretch yourself when buying a home. Live WELL below your means. Then, you don't have to stress when property taxes and insurance go up, which they always will do.

In Texas, the appraised value of your home can only increase a max of 10% per year. I have been in my house for over 15 years. It has gone up some years and down others and sometimes stayed the same. The increase overall after 15 years has not been anywhere close to causing me to move back with my parents.
Your house payment should not exceed 25% of your net income...maybe for some with unstable incomes, it needs to be closer to 20%. One just needs to do the math and assess their potential salary growth to figure out what they can afford.

There were many many many threads on here after the run of hurricanes from 2020 - 2021 with hundreds of posters claiming 200%+ increases in premiums. Or that they were dropped and had to go with citizens which was 250-300% more than their previous insurer.

Well, to be fair, that's not 3-4 times.
And in those many, many, many threads on here were people stated their increases were between 10% - 50%.
But I was talking about the percentage increase as compared to the overall monthly house note. No question, in La. it's gone up. But if it's gone up so high that you have to move in with your parents? Your budgeting and money management is the problem. Or you bought a home that was WAY more expensive than you should have.

No. What I'm saying is that what you are labeling as GOBS, on an individual basis, as a percentage of your monthly house note, should not force you to move back home and file for bankruptcy.
If you do, that's more of a "you" problem.
Now, do I like it? Hell no. I hate it. That's why I will vote out the regime that's in office that oversaw this explosion of costs.

Of course the increases we’ve seen shouldn’t force you to have to move in with parents or declare bankruptcy. I certainly agree with that.
I just think it’s laughable to say you just need to do some simple research in year x to know what your monthly payment will be in year (x+3).
Your average houstonian or florida resident pays way more per month today than they did for the same house 5 years ago.
