To answer your question, if you are really trying to be polite and keep positive vibes going between y'all, then just take the guest room. They will remember you let them have the master. However, his wife still won't want to bang you so don't expect that.

Be classy and take the smaller bedroom since you arrive first. Immediately put yourself in the good graces of a couple you've never traveled with before. Get some favor capital that may be repaid in a more significant way to you down the line.

You're on vacation. With multiple kids in tow, how much time are you going to be spending in the bedroom? If the place is as roomy as it sounds then you should have a nice bed to lay in at the end of the day and that and a shower are about all i would concern myself with.

Is anyone going to be hanging around in the bedrooms other than to sleep at night?

Is there only one balcony and, if so, is that meaningful to you? Are people going to hang out there away from the other folks?

If this were one of my friends, we would probably have some sort of contest to see who gets it. Pool, horseshoes, board game, etc. That way who ever gets it earns it and both couples have fun along the way.

I honestly wouldn't give two shits which room I got. I've traveled with friends to rental houses numerous times and it has never been an issue or even really a debate.
