I'm having a hell of time with Google Maps finding this area

And ya, would like to avoid private school if possible since we'd have to pay for private school here. Would like to pay ourselves back that $10k a year or whatever it will be by then if we make the move.

If you're ok with a suburb not near downtown this would be my pick. Might be a little biased, but it's 20-25 minutes from downtown. 25-30 min from Galveston. Then obviously you have the lake and everything that goes with that. Tons of good neighborhoods too like Bay Oaks, Pinebrook, Northfork, etc. You'll get way more house for your money down here than the neighborhoods you posted in the OP.

I'm not going to argue that. I'm just pointing that out to show CL's great location. If you ever did want to go down or had family in town, etc.

Also I didn't notice your budget until after my first post. 500-700K would definitely get you into Bay Oaks or Pinebrook. Probably the 2 best neighborhoods in the area.

I would LOVE to live inside the loop, but I just can't justify the increase in money right now. My mortgage would literally be 4x.

Ya, I think our reality preference is to be inside the loop the first few years in the heights then find an ideal spot that isn't too terrible after that.

We're researching multiple cities so its kinda a crapshoot anyways.

Yea don't worry about schools and shite right now. I was living inside the loop in a shite school area with an infant.

I was a fan of the Richmond/Rosenberg area when I lived out there. Housing wasn't too crazy and the neighborhoods weren't all bad. Some nice neighborhoods in Richmond off FM762 and Crabb River.

If money wasn't an issue, I personally would choose Sugarland
