I heard if near a Home Depot it’s a middle class area
I was in Philly a few months ago and had to go to a Home Depot near downtown.
There was a strip club in a strip mall across the street and I saw someone unsuccessfully try to steal some hand tools.
I'd probably use a different metric.

Go sit at the entrance around 3:00 am. If the thugs are coming in it’s a good neighborhood, if they’re leaving it’s a rough one.

Lots of nice cars and a gate to keep you out=nice neighborhood. It’s all varying degrees of downhill from there.

If it has bike paths it is either a good neighborhood or one that is being gentrified

Ask any realtor or any police officer….they may not speak freely for fear of offending some folks…but they know.

I would stay away if there are homes in the neighborhood selling for less than $1,5 million.
