I think it is a little of both but agree with what you're saying. The thing with LSU/BR comparing it to Alabama is Baton Rouge is (arguably) the primary city in the state (Birmingham), the capital (Montgomery), and the State School (Tuscaloosa) all combined into one. Alabama has the benefit of being the #1 thing in its city. There aren't a bunch of corporations they need to attract to come or stay around. There aren't (as many) politicians pockets to line. And there isn't a concern of losing population to surrounding counties/municipalities. LSU has to battle all of these issues and balance them, which can be difficult when your segment of the population (students for example) isn't the priority.

This process is actually somewhat underway. It's a slow-moving process that won't happen overnight, but you'll see the Nicholson/Highland corridor improve greatly over the next decade or so.

They tried a few years ago, but failed to kiss the ring of the area's state rep, so the project died. There are also plans to clean up that area, but it must be done with deference to the area's "culture."

I couldn't agree with this more. Why doesn't NBR just become it's own city if its residents don't like the situation? Start your own city, collect taxes and do your thing instead of always bitching that you aren't getting enough tax money. Gravy and his crew are a bunch of ballers, they should be able to support the new city from a tax standpoint.

There is a Charleston and North Charleston. Plenty of towns have done it.

The Nicholson corridor will be pretty nice in a decade or two once the Water Campus is complete and drives the property value way higher. Nicholson needs to be 4 lanes from I-10 all the way to Bluebonnet. That road makes zero sense. And why are so many roads in BR half concrete on one side and half asphalt on the other? Is BR that cheap?
