From 1976-1988, My parents and I lived on Woodcliff Drive in SF. Jim Hawthorne and his family lived two doors down from us. A nice neighborhood at the time with a lot of young kids and middle Class families. I loved attending St.Thomas Moore Catholic Church.

I heard my old house had three feet of water with the flood. A drainage canal overflowed and flooded the neighborhood. But even then, I heard the area was not the same as it was 30 years ago. Crime and trashy people were inhabiting the area. Some nice stores like KMart and WinnDixie pulled up from that area many years ago. Nothing more to see. Good times don't last forever.

So what are some good neighborhoods for young families who want to stay in Baton Rouge? Looking at the price range of $200k and would like at least 1600 square feet. We don't want to stay in Livingston or move to Ascension because the traffic is horrible and just keeps getting worse.

your only options in those parameters would probably be a couple of the neighborhoods off burbank, most of which see their crime issues due to the proximity to the gardere shithole. Jefferson terrace is also a place I would look.

I've been checking out houses to buy once I graduate in the spring and my needs are pretty much exactly the same as yours.

If you aren't in a rush, try holding out for a good deal in magnolia woods. I've come across some houses out there that are a little over your price (more like 220000) but are on big shaded lots in a convenient part of town.

The only downsides I can think of living in that are is 1) if you get a good deal, odds are you will need to do some basic updates (floors, countertops, bathrooms)
2) You are literally surrounded by high volume traffic areas. Staring/Essen to the East, Lee/College to the west, Perkins to the North, with burbank to the south being the only reasonably travel route it would be tough to get anywhere fast.

I question the last time that have you been in the area. There is a Winn Dixie on Old Hammond and Flannery so they haven't pulled up from the area many years ago. Saying that trashy people inhabited the area is a complete lie and further proof that you have no idea what you are talking about.

And what other tenants are near that Winn-Dixie? Ones that you won't see off Highland Rd or Bocage area.

Rented a house on Cryil Ave back there after Katrina for a while and loved being centrally located and that close to bocage

I would tell you where I bought my house earlier this year for slightly above those parameters, but I don't need y'all people knowing where I live

woodland ridge could work for your needs, yes half of it flooded, but the first time ever.



Plus, what most aren't thinking about is ---yes, the flood is a tragedy. But for those with insurance, many will actually be coming out on top --- cash in hand and an updated house.

I'll look into the Magnolia Woods subdivision.
I thought about Woodland Ridge but I don't know if people are going to walk if they make them elevate their houses.

Lol I wouldn't shop at that shitty arse store to save my life. That whole area right there is inhabited by trash. I don't see how you can defend that

Magnolia Woods might work for you... Kenilworth possibly as well. You'll find the square footage but for $200K range you'll probably have to settle for one that needs updating.
