Water Heater troubleshooting

Arrived at beach condo, hot water worked for a little bit. Seemed like long enough to empty the water in the tank (washed some dishes and took one shower) and then no more hot water. Breaker is not tripped.

What issues might I have?

assuming its electric

Have electrician

check fused disconnect

check power coming from breaker

test both screws of upper element should be 240v

Also there is usually a reset button as part of the top thermostat


You will need a voltmeter. However if the heater is older than 9-10 years old just change it. Its likely filled with sediment.

How big of a water heater is it.. Sometimes those condos have those little tiny ones...

If this is a rental unit, just call rental company while you sit on balcony and drink.

The heating elements could also need replacing.

Not worth it for a unit that 9-10 years or older IMO.


I know its cheap but on a unit with age its usually a short term fix

Not a rental. Thanks for the suggestions. I'll look at it when the rain comes this afternoon.

Locate and throw the breaker listed for the water heater, but before opening up the panels treat the water heater as if it's still powered up unless you brought an electrical instrument to confirm the breaker is labeled correctly and that the heater is powered off.

Open up the top panel where the thermostat and elements are.

See that red button? It's a reset switch on the upper element, when it flips off the water heater will no longer continue reheating the water. Press it.

you would really recommend replacing the whole water heater every time an element needs changing?...

Always jackasses in these threads.

See what te temperature is set on. It might be turned down, thus not heating the water up fast enough.

There are normally 2 thermostats. Upper and lower.

what he recommends is exactly what I would do...remember though, those screws that you see could have 220 Volts on them and will frick you up if you accidentally touch one...

If I were in a reantal unit, I would not mess with it...

remember, it takes an electric water heater a while to recover, so if is one of those tiny ones that they use in rental units, it may be that you are just using more than it can produce...

If it's very old now would be the time to replace it before April 16 when new Fed Regulations go into effect. The new ones will be larger and may not fit in the existing location. The cost of the water heaters and installation will also increase.
