Homes sold with a Realtor generally sell for more than those sold by owner so most of the time a Realtor pays for themselves. Not only that, but FSBO usually attracts less serious/poorer buyers. They think they can get a better deal dealing with an owner vs a professional.

When you end up hiring an agent ask for references. Ask to see the list of properties they sold recently. Make sure the list is not the cumulative list of what sold recently at their brokerage by all agents there (trick some bad agents use). Only about 5% of agents treat this job as their profession. Most are just doing this because they thought it would be easy or they are waiting for their big modeling break. Call a couple local brokers (talk to the BROKER) and ask which agent is their best selling agent. Interview that person.

And after all that trouble that awesome seasoned agent that you worked so hard to find is going to do about the same thing as the agent that's been working for 6months. Put the home in mls and wait..

I flip houses and am a residential contractor that builds mostly on spec. Even with as long as I have been doing this and the contacts I have I still use a realtor to move my properties.

I was also a realtor 10-11 years ago and have seen first hand the differences in FSBO and using a Realtor. Even during the huge sub prime bubble when you could sale pure shite for sky high prices FSBO still didn't move as fast as listed houses.

I sold my house FSBO, no problems. Listed on Zillow, Craigslist, signs in yard. There were a few other houses in the neighborhood that were listed by agents, obviously when the buyers cruised the neighborhood, they saw mine.

Sold our last house ourselves using this site.
Easy to do.
I don't have alot of respect for most of the real estate agents I know.

yea, if you put the work into it, you can sell it.

it's not going to move as fast as it would with an agent and for all the time and effort spent(and yes you will still spend some money)

to save 3%, it may not be work it

I had previously listed with an agent..no luck. Was able to sell for $10k less without an agent, it worked for me.

Obviously I did not get the exposure, but it didn't hurt that a house a block away was listed on the MLS.

ETA: NM...i read your previous posts

What was so "hyperbolish" about saying my folks have successfully sold two homes in the U-CLUB as an example?
That is the only example I gave.

Theres fsbo level cheap and then there's the next level. Guessing you don't go out to eat much.
