If you might develop it later, just do a thinning now and save any hardwoods. That will allow most of the future lots to have some trees when you subdivide and give you some money now. Have a forester handle the cut.
And evict the squatters ASAP, whether you cut timber or not.

Too many unknowns in your question. It depends on your mix. How much is sawlogs, pulp, chip/saw? Find a good forester, not a forum of smartasses. If your mix is really good, a selective thinning could yield the typical ot response-about $350 an acre.
