May depend on the state, but usually you can place them on hold and just pay a renewal fee every few years. To list (and get commissions) the license needs to be active under a sponsoring broker. I had one for years (got it one summer during college) and only used it when buying and selling my own home. Saved money on selling and received a check from the listing broker when buying. Also made it easy to visit homes I was interested in, as I acted as my own agent.

I’ve had a real estate license for years. Takes between $700-$1000 to keep it active. I never do transactions though as I have a full time job in banking. Occasionally I’ll help a friend out if I know they aren’t going to want to see 500 houses before picking the one they want.

Where it saved me is on our last home purchase. I listed my house myself and saved 3% or around $18k. Then when I bought our new house, I got the buyers commission as I represented myself. That was close to $21k. So just those two transactions were close to $40k.

Makes it super easy just to keep my license hung somewhere and just have it handy in case I need it (and pay the nominal annual fees).

And 9.5 out of 10 realtors are pure cheese nuts that don’t know shite about real estate and bring nothing to the transaction other than their palm to get greased at the closing table.

Not a chance—6% on a 450k house is only 27k. And then that gets spilt like 4 ways. Idk how these ppl survive

There’s numerous that say they’ll only take 1-2% or just say that there’s a flat fee for listing a house.

It’s gimmicky but I’ve seen some do it well and make a living.
