I live in one of the master planned communities, and we haven’t had any flooding including during Harvey. Some of the other master planned communities did. I will tell you that the flood maps are complete bullshite, so don’t trust those. The back parts of Sienna and Riverstone had some flooding. I believe some parts of First Colony might have flooded, but I’m not certain. Telfair and New Territory did not flood to my knowledge. I would try to research which area flooded during Harvey and use that as your guide.

That's a good idea. I found the FEMA Map and a Harvey map that is based on zip codes but I haven't found a more granular map yet.

we looked at TW, SL and Katy in 2013

chose Katy because of the westpark tollway, moved to richmond in 2019 when the kids finished HS. Schools in richmond are not that great, our kids went to tompkins in KISD

easy to get to Katy, SL, Galleria, downtown from our house now via 99 or WP

TW is great when you are in it, kind of tough to get in and out of it

I fly SW out of Hobby, easy airport to navigate

Greatwood uses pumps to intentionally flood the streets of the community to relieve the levee but they pump just enough to flood the streets, not homes.

Woodlands homes are getting old but property tax rates are nice. Tomball and magnolia are nice but you are gonna pay on the MUD tax. Can’t speak about sugar land.

Montgomery County is not only the most conservative part of Greater Houston, it’s also one of the highest in the whole state. Magnolia is great. The eastern part of magnolia towards the woodlands is much more developed and will continue to develop. The western part of Magnolia is more small town rural feeling.

Tomball is good for Harris county. Sugar land is left swinging and they cater to that. IMO, avoid it like the plague.

The fact that you called Carlton Woods (aka Carlos Hood) "the gated portion of Sterling Ridge", tells me you are full of shite.

While there are Narcos living in Carlton Woods, the Mexican mobsters do not send their kids to Coulson-Tough Elementary, they attend Cooper, Woodlands Christian or St Anthony.

My wife and I have been to countless birthday parties and Quinceañera's, in Carlton Woods residences and at the country club, and have never seen "armed guards at the entrance of the drive way".
