Termite Contract Question

We built house 5 yrs ago and kept the same company that did the initial termite treatment. No that it's been 5 yrs, they want $800 to come trench and retreat. They sent me a letter stating that the terms of the agreement will change from repair and retreat to just retreat. It's a mom and pops company, but I'm not sure I want to stick with them any longer. My question is does anyone have a company that they recommend? I understand that they will want to come do the initial treatment and that's going to cost more initially. For these first 5 yrs, I've basically paid $200/yr for them to come out quarterly and inspect the house.

Wait until you find termite damage and you realize they don't cover anything or take responsibility for missing them eating your house for 9 months.

Why do you not want to stick with them? They all have bonding who is writing their surety so I wouldn't worry about the contract too much as long as it is standard. And fwiw I pay about the same to Baton Rouge Pest Control, Rick Story and he isn't a large guy. Teaches at LSU or did.

That's pretty standard when it comes to new constructions. They should be able to offer you a 10 year damage warranty from this point on though. Most, if not all companies will need to do periodic treatments on structures with damage repair warranties. $200 a year for renewals does seem high, but if they're going out quarterly I could see why it's that high.

I run a "mom and pop" pest control company, btw.

The thing that concerned me is that the letter I got say:
As per the condition of the pre-constructed standard contract, this letter confirms that xyz pest control exercising its option to change the terms of the contract from a repair and retreat ment contract to a retreatment only contract.
Due to the age of the product that was applied 5 or more years ago, we need to discuss a possible supplemental treatment to best protect your property from subterranean termites.

Does this mean that if they find damage, due to termites, that they are no longer responsible to cover damage, that all they are responsible to do is to retreat the area?

Terminix may be the most expensive but they have the best coverage. That also don't charge you to retreat your house every 5 years.

That language is in every new construction contract issued by the state. After 5 years, contracts can be changed to a "retreat only guarantee" if the customer wishes not to treat again to renew the warranty. With this treatment, warranties can be renewed for 5 or 10 years.

Again, if your contract changes to a retreat only gurantee, damages will not be covered.

Why would one want a retreatment only contract? Why wouldn't everyone want a repair and retreatment?

Because they know repair is a scam. Seriously, if you ever have major damage most of the "insurance" is third party and they will basically refuse to pay.

So, you will sue the shite out of them, right. Good luck finding a lawyer to go against theirs.

Come on dude. That's bullshite. Just like every insurance company you'll ever deal with, some things may or may not be covered. If a structure gets termites from the ground and they cause damage, it's covered. 100%. Now if you have a leak in your roof or attic that causes an aerial infestation, that more than likely will not be. Why? Because termite companies can not treat every square inch of your attic, walls, roof, etc. That would be ridiculous to even assume so.

Why would someone not want a damage repair contract? Some customers know what to look for so having a regular retreat contract is sufficient enough. If they, or the termite company sees something, often they catch it early and very minimal, or maybe even no, damage is done. Also, some customers are handy with wood working, so most repairs can be done by themselves for just the cost of materials. I've even paid the cost of materials for customers in this situation, EVENTHOUGH I was in no way obligated to do so.

It comes down to what you feel comfortable with and what you feel like paying for.

After facing something similar I bought a fogger and a gallon of termidore and just fog everything yearly, including under the house, way better job than the "pros" were doing for pennies on the dollar.
