I pay $150 a year to them for annual treatment. I guess that's the same thing. Seems like its worth it. If you let it go it's over $1000 to get it back.

I had the coverage and termites damaged the house. Terminix paid like a slot machine.

I think every 5 years they make you do some type of renewal treatment in addition to the yearly. For an extra 200 or so?
Always ticks me off.

Yeah I come home and find a notice in my mailbox that he's inspected everything. Who knows if he actually has. I wouldn't crawl around under there if no one was watching.

It's basically termite insurance
If you want to take on that risk of damage, go for it
Your mortgage holder may have a rule though

It's like every other insurance policy you'll ever have; you won't need it until you need it. You're paying for something you may never need, but it makes you feel "safer" with having it.

i cancelled mine a few years ago or i quit paying. I think i had to replace the card they had on file and when they called to get an update I said quit coming.
I felt like they didnt really ever inspect shite

There was a thread on years back in which several posters claimed that there was some loophole that kept termite companies from having to pay out. To the best of my knowledge, no one ever proved it correct or bullshite.

The guarantees usually only protect against damages from subterranean termites. If they're formosan termites, you're SOL.

Formosan termites are subterranean termites.

$200.00 each year to continue the guarantee against future damage. This guarantee states that if new termite damage is ever found as long as I pay this fee each year, Terminix will pay for 100% of the cost of repairs and treatment.
i don't believe you.

And so the debate goes on...

People get confused because they see/hear of "flying termites" and think it's the formosan. All types of termites and ants swarm at different points of the year.

My house is 90% wood, so yea I still pay for it. I also had to replace a lot of termite damage due to previous owner's neglect. It is always a good thing to have in S. LA.

Not in the context of your termite warranty. At least that's the case for my company.

This guarantee is for a total amount of $100,000. It covers repair of new damage caused by subterranean termite (excluding Formosan) infestation after the date of treatment to the guaranteed property

Then ask to speak to their insurance company and/or call the state dept. of agriculture on them. The only way for damages not to be covered while under warranty is if it was caused by something out of the control on the treating company: crack in the interior of a slab, a water leak inside the house, a water leak near the roof, etc.
Now, you may not have have formosan coverage, which MANY older contracts did not have until the late 90's early 00's.
ETA: Just read your edit. Yeah, you just don't have formosan coverage. I'm hoping that's an old contract for formosan not to be covered.

Read the contract again carefully. Usually places like this you pay for annual inspection and then if termites are seen the repair costs are NOT covered but instead they will simply re-apply the termite spray again at no additional cost.

I pay Terminix almost $300.00 a year for my termite contract and it covers every kind of termite.
I tried getting estimates from a few other pest control companies but was amazed at their lack of interest in doing such so I just stayed with Terminix.
