Water is nice and CC is close to even better water the further south you go on the coast. So the water/fishing gets a check.

It's not that bad. Live south of downtown between Ocean Drive and Alamenda. Or in a small town nearby.

New Braunfels, San Antonio (Alamo Heights, near Boerne, Hill Country Village, Shavano Park), Victoria, San Marcos

Castroville, Fredericksburg, most Hill Country towns.
