Propane is actually more efficient. Get a tank and have it buried near your home. Piping it to the attic is easy.

Not sure. Talked to my plumber about them last year, he said he'd installed many of them, and that the electric ones were crap. Said if I wanted one, definitely get a gas.

May have better electric ones now, ask your plumber.

Had them in a house I built, they were great. When the tank heaters in my current house need replacing, will go tankless.

You need 2 60 amp breakers and you bill will go up dramatically.

My Rinnai 9.4gpm was about $1500 installed. I ordered it from Amazon (Prime) and used an authorized Rinnai installer. They wired a remote to my laundry room so I can control the temperature, the unit itself is outside next to my driveway. As others have said it never runs out of water and is extremely efficient.

Pros : endless hot water. It feels so liberating. You won't have to worry about a water heater blowing up in your attic.

Cons: much more costly to install if you are replacing the conventional water heater. you will never recoup your investment as it does not save you money. Reason being is that it takes a little longer for the water to heat up plus you take longer showers and use hot water more Liberally since it is endless. Thus you have a higher water bill and the gas bill is just about the same.

It is a luxury item.

We have two Rinnai tankless units. One is mounted on an exterior wall outside the master bath. Hot water is nearly instantaneous in there because of the short pipe run. I wouldn't ever go back to a tank if I could help it.

Roughly the same for my new house. It's on an outside wall. There is no natural gas where I live so I put in a propane tank for the Rinnai, dryer, range, grill, and a generator that will keep the bare essentials working if needed.

I put it near the master bath so the shower gets hot quickly. The kitchen sink takes right at one minute to get hot, though. Not really any different from a conventional tank but if you want quicker hot water then consider two or three tankless heaters spread around the house. But it's not worth the extra cost to me.

It will pay for itself in a few years because there aren't heat losses from a tank, and propane is cheaper than electricity; though I guess I could have used a propane water tank.

also check, [ hot water lobster ] new technology, looked pretty interesting concept to get your hot water faster, from either type water heater, for under $200
