Aren't those the areas where there are lines around the block and everything goes well above asking price. No thanks Austin sucks anyway unless you are a democratic hippy

Georgetown looks great! Heard only great things. But looks like commute will be a killer for me since I have to go into the office 2-3 times a week and my office is in downtown Austin.

Not anymore, markets everywhere are cooling. We bought ours at list price before they even had an open house

It will be better than Leander and maybe CP depending on where you're at.

With 35 and 130 going through G-town, the commute actually isn't all that bad.

This! Every home we had favorited on Redfin has had a price drop, incl. new construction homes way out in Liberty Hill. I keep getting these price drop notifications almost on a daily basis.

I've been in north/west Round Rock for about 7 years and I've loved it. I moved to this area instead of the city so my son could grow up playing outside with other kids, have low/no crime, and good schools. It has worked out beautifully. I can also get pretty much anywhere in the city in 20-30 minutes.

Checkout the following neighborhoods: The Oaklands, Oakcreek, Fern Bluff, Avery Ranch, Brushy Creek, Stone Canyon.

How bad is property tax in these areas on a house that’s 750 to 1mm?

Property taxes are higher here, but insurance is significantly lower. Plus no state income tax.

Round Rock's website says 39.7 cents per $100 assessed value.

Found a house in Round Rock listed for $1M.

Their 2021 valuation was $691k. If I'm reading the second link right they will pay ~$16k in taxes at that valuation.

I live in Steiner Ranch. It matches everything that you are looking for. Multiple public pools for the kiddos if you don't have one, public tennis court & sand volleyball courts, walking trails throughout the neighborhood. Multiple neighborhood gatherings throughout the year (bbqs, multiple crawfish boils with free food & beer/liquor, etc...)

You can also look into Lakeway too which is down 620 in-between Steiner Ranch neighborhood and bee caves.
