in order to transfer ownership from parents at their death to you on the public records, the court must issue a "Judgment of Possession." This is proof of your ownership, and gives you the ability to mortgage or sell the property.
In order to obtain this judgment, someone must file a Petition for Possession with the court, which contains a Detailed Descriptive List of property, Affidavits of Death and Heirship, and Affidavits of Correctness, and is filed with the proposed Judgment of Possession. Once signed the judgment gets recorded in the property records.
anyone can do it, but most don't know how. Any competent country lawyer knows how.

That’s not entirely correct. It depends upon how much is the estate and what assets there are. If it is a small succession, then you may be able to handle it by affidavit instead of going through an entire court proceeding. it just depends on the situation.

We used Burns Estate Planning in- house lawyer, in Hammond, Charles Fulda. He also has a private practice in that area.
He was comprehensive and wasn't yugely expensive.
