Quite literally rotting. The old historic wooden architecture doesn't last in the humid climates of the south and are much better preserved in the northern latitudes.

With investment and refurbishment, it could last. But that is not happening in small towns in the south.

Newport, RI is possibly the greatest summer experience in the country and it’s got 25k full time residents. Water sports, nearby hiking, bars/restaurants galore, history, weather, people, festivals, proximity to other awesome places, and just overall culture make you want to live in a small town. Unfortunately, the Souths version of towns like that don’t exist really at all, minus Florida.

Yeah, the small towns I grew up around turned to crap, evidently, with very few exceptions.

Decades of job loss and welfare have entrenched people.

This is true. NC has some too. But generally drugs have wrecked many Southern small towns. The closest “town” to us in the northernmost reaches of Greenville SC could be a beautiful, quaint place. Instead it’s mostly abandoned buildings and multi-generational drug blight.

People used to move to where the jobs are. Now they collect govt checks and deal drugs.

Most people choose to vacation at the beach, mountains, or a big city like Paris. I don’t know anyone who thinks “let’s vacation in a small town!”

And most people dream of retiring near their families, regardless of the size of the city their family lives in

Have some land out in the “country” in a small town. Not having neighbors, noise, traffic, is amazingly satisfying. Nothing like peace and quiet where all you hear is nature carried along by the cool breeze.
