No, they’ll see it at their convenience, or not at all.

At which point they call a realtor to get them some properties lined up at the their convenience. Which we will, they typically find one they like and if they can get financing they buy it (assuming they don’t get outbid).

I don’t think missing your business will bother a good realtor. My business is up 45% over last year. Other good realtors I know are in the same boat, and we’re running flat out trying to keep up.

That's how every industry works. Sellers of products or services know some people will fail to pay, so they build that into the price.

6% commission, heck no.

2% (1% on each side), yeah I could be happy with that.

But lot's of new tech startups eliminating commissions altogether while still getting you on the MLS. They do a flat fee of (either 1k or a daily rate).

The percentage of people wanting to buy but can’t is distressingly high.

Many, if not most haven’t even talked to a lender before wanting to go see houses

That is true.

They are a pain to deal with though, as they aren’t terribly good when it comes to buyer access.

They will get better about that I expect

Absolutely true. The money the government is throwing around for stimulus has really ramped up the numbers though.

A few are even using the money to reduce debt so they can. Closing soon on one who did.

Or, you know, I don’t use them because that prices them above their worth. Shouldn’t be hard for you to understand.

Selling no, buying maybe just because they know what to use to help negotiate. I wish we had used a decent one when we bought the house 3 yrs or so ago. Wish we hadn't used one when we sold it last month.

I don’t get the % commission model, just state a flat fee like appraisers. Do appraisers charge based on % cost of the home or even something materially different like sq footage? 1k sqft shotgun vs 4K sqft mansion costs a flat appraisal fee

Price, appraisal, inspection, disclosures, and key dates…not that hard, but if something is missed it’s on me b/c I’m selling FSBO and buying solo (dual agent is BS too).

Banks put out an appraisal job with a dollar figure attached to it from what I understand, some loan types pay more than others.

Appraisers do charge more for larger homes, but they do scale based on size and complexity.

Some houses due to design are harder to comp and take more work to research.

Are you familiar with all the different loan types, and requirements for each? Do you know what questions to ask/what to do when problems arise?

Maybe all of y’all saying how easy it is should do it for a few dozen transactions and then get back to me on how routine things are.

Most people are not buying or selling multiple homes. They just need to understand the one they are buying or selling.

Are more expensive homes more complex or time consuming, in way that justifies the commission difference?

My 1st house = $6k RE commission (1998)
My last house = $30k (if had agent)

Nearly same in terms of transaction complexity

If RE Agents had menu of flat fees (vs %) makes way more sense to me.

FSBO last year and the buyer had a realtor, the only thing she brought to the table was cost her buyer several thousand in graft and tried to frick me out of 1700 dollars the night befire closing saying it was a typo.
