Yeah or as another poster said: maids, yard guys, people like that see your house, know you have good shite, know when you might not be home and tip off their trashy family members.

Usually kids that live there, and they’re usually going for the low hanging fruit...open garage doors, unlocked car doors, etc.
We have them on camera and none live in the neighborhood.

The cheapest method is to have a couple of neighbors throw up security cameras with recording.
It’s most likely it’s neighborhood high school kids or college drop outs.
I lived in a gated neighborhood and we had gate codes for everyone including the school bus, post office, etc. We used quarterly ‘contractor’ codes to give out to landscapers and other workers. You will never stop 100% of the crime.
Keep your cars in your garage or doors locked. Most issues are simply kids pulling car door handles trying to find one open.

Also have your HOA install a license plate reader at the front gate that catches everyone who drives in.

Yep. We are putting up cameras at all 3 entrances next year. I think most vehicle burglaries are teens looking for unlocked cars with guns. We've had a few since we've been here but not many. If you lock your vehicle there's a good chance they'll move on.

Didn’t say always, but that’s very common.

Odd reaction to burglaries at night. Someone, probably unknowingly, is either giving the perps access while the gate is closed, or scumbag teens living in the neighborhood are committing the burglaries.
In reality, the vast majority of home and property burglaries happen during the day. Neighborhoods with gates open with during the day, but closed at night, don’t really cut down on crimes, except for vehicle break-ins.
There are so many lawn crews, handymen, delivery drivers, etc. coming and going during the day it’s a pain in the arse to close the gates unless there is a 24 hour security guard working the gate.

Entrance gate opens M-F 6-830. Exit gate opens when you drive up.
All gates closed on weekends

The most secure (ie hardest to enter wothout being a resident) in the NOLA area have to be Eastover and English Turn. Pretty much anyomne else just lets you in if you give an address.
Unguarded gates can be worked around. I mean you can cut the tiny lock on the cotter pin, an push the swing arm off it's mount and push the gate open if you really want to get in. Side to side gates, you detach the chain. Easier than breaking into a house most likely.
((** I also work on electronic gates))

Main gate is manned by guards 24/7 the two other gates open and close with toll tags registered with security.
That said, some undesirable got in over the weekend and stole a truck.
Gates and locks only keep honest people honest.
