I've heard a lot of people talking about it. I know one guy who is looking to selling his gutted house. Basically he's saying that he's taking what it last appraised for and subtracting the amount of insurance money he's getting to figure out what he wants to ask for.
Based on working on a few of these houses there is a ton of hidden cost in polishing up all the damage caused by water.

All of Denham Springd is screwed. It's a ghost town as far as people just leaving and with so many places closed its just unreal. Hardly no tax dollars coming in as of now just horrible.

Does flood insurance pay diminished value claims like people get from car wrecks with brand new vehicles?
I couldn't imagine having to take 50 cents on the dollar like some of these folks are having to do to sell.

It would definitely depend on the waterline, has the owner done anything to remediate the home since the flooding or has it not been touched since the flood. Has a hygienist come and inspected the home, etc?
A home that the owner has done nothing to since the flood will get dramatically less then someone who has at least started to repair

The home had all necessary wet material removed, flooring, insulation, Sheetrock, cabinets etc. I have had humidifier and ac running since.
Other than Removing damaged items no repairs have been done.

A lot more to it than just that, Does it have brick? If so, to truly make it as safe as possible without issue of mold is to detach and rest brick in order to get behind the sheathing in the wall. What was the water line? How far above is the house's cut line? Has the AC and all electrical been tested if water was affected. And so on, I work for a disaster relief construction company and you need someone who knows what to really look for to inspect the house

I do not, however I have to believe that many real estate investors would be offering the same, maybe a little more, because of the location.
