Property tax rates in Texas are lowering quite a bit this year

Due to property value growths rates will be going down quite a bit, while assessments are still statutorily limited to a 10% increase.
For example, the Dallas ISD rate is going from 1.248% to an estimated rate of .8046% to be finalized at the end of the month.
I've been telling you baws all year this is going to happen. Your total tax due will be lower this year than last, treat yourself to an extra chicken tender from Canes tonight

Which is likely negated by homeowners insurance costs skyrocketing because of new property value estimates.
Might wanna hold the toast on that Canes meal.

quote:Sounds like your total tax due is going to be around the same. They're just going to reassess properties because of the increase in property values the past few years. So you'll pay a lower overall percentage, but on a higher assessed value

ETA: Nevermind. You'll get a benefit for a couple years because of this part. Govt will catch up in about 4 years

I just explained it to you, but why don't you try the math again and see what the numbers say

the title of your thread is completely wrong. yes, some areas rates are going down but the values have escalated so much most will still pay MORE US dollars. here in Montgomery County (just north of Houston) they have not announced rates are lowering but my home was valued almost 30 percent more than last year. the 10 percent limit on taxes going up is deceiving and downright misleading. if they raise my taxes 30 Percent and only bill me 10 percent i will still have a deficit of 20 percent that they will collect via future increases.
Texas has some of the highest property taxes in the country. I pay over $30000 per year. that includes county, school, jr. college, hospital and yes water taxes (called MUD). all of these are included in my definition of "property taxes".

Whats your ISD?

But it can only go up 10% per year so if it goes up another 10% next year your assessed value is 21% higher, but your value is still 30%+. The only way it will catch up is if your value starts to stagnate.

So you live in a over a million dollar home. Poor guy

Homeowners insurance is based on cost to rebuild, not property value, right?

At least Texas does this the right way unlike Louisiana where they raise the property values, roll forward the millages and then the various authorities receiving the benefit of the property taxes inflate their budget to match the newly calculated revenue.

Damn, that would be nice. Up here in Collin County.
They are anticipating a drop for us from 1.4068% to 1.3203%. That is a 6.14871% decrease.
Of course the taxable property values went from $16.5 billion to $18.4 billion. That is an 11.5152% increase.

i am in Conroe ISD. and you are correct the only way to catch up is for my property value to stagnate. it's catch 22 buddy.
i should have not said the title of your thread is completely wrong; it is very misleading. i've lived here long enough to know my property taxes are going up a minimum of 10 percent each year the next 3 years. and i'm talking about american dollars; percentages are meaningless.

tax rates will be lower, but the amount of money you pay in property taxes will be higher.

In Louisiana, we get higher taxes, higher insurance, and shitty schools. God bless us.

No they aren't. If your assessed value goes up 10%, but rates drop you aren't paying 10% more.
This is literally 4th grade math
