I have played that course twice. Very nice area and highly recommend.

Cinco Ranch west checking in

The new school north of ten is paetow hs, not great
Morton and mayde creek avoid

Fulshear HS is nice, more rural kids. Cross creek Hs and Tompkins are new

Anything in fulshear is tough until the west park extension is finished, light at 1463 is a MFer

Long commute, then live near the west park or I ten. School zones are a bitch, can take 20-30 min just to get to the freeway after 7am.

Housing had stagnated but it is picking up again, lots of cash full asking price offers again. Buddy of mine sold his house in three days last week, cash offer for $380k. Had a mortgaged offer for 412k he considered but he had already bought in the new Cinco west and wanted to close quickly. He was asking $380 on a 13 yr old house with a pool in highland park.

Neighbors house is about to go up, has a pool, Tompkins zone.

You stay south of I 10 to stay out of the floodplain neighborhoods

Lower fry in Kelliwood by westpark flooded when they opened the barker cypress
Everything up to the equestrian center on that side is risky

Thanks...Seems to be the consistent theme I’m hearing here. Ideally I’d like to be just a shade west of 99 and south of 10.

Fry/Mason area to 1093 flooded too. Canyon Gate especially, but it's shaped like a bowl right there in that stretch with the water surrounding them

Just South of ten and east of 99 is older Cinco and gets shady around Taylor HS
Just south of ten and west of 99, north of Cinco Ranch blvd is Apartments and houses zoned to Cinco HS
South of Cinco Ranch blvd, west of 99 is mostly seven lakes zone, this is the prime Cinco area from 2010 to now

West of 99, west of Gaston to 1463 is seven lakes and Tompkins zone. This is prime Cinco from 2015 to today. Everything between spring green and 1463 north of Cinco Ranch blvd is Tompkins and new, this is where you want to focus your search if you have kids. Tompkins is the best HS in KISD.

Great info sir...I drove through Avalon at Spring Green today and it was super nice. Got one approaching HS and another a couple of years behind so that is definiteiy the focus.

Everything east of mason, south of Westheimer parkway is high risk because of the barker cypress. Years of lawsuits ahead for homeowners in that area. Canyon gate and kelliwood had 750+k houses with five feet of water in them for more than a week. They are working on the bayou but nothing they can do.

West of 99 is high land, no issues here. Didn’t even have water in my yard during the worst of it. I live One mile south of Tompkins, in a house built in 2004. We rent because prices were insane in 2013, will be moving out in Feb.

We are looking in memorial mall area north of buffalo bayou, east of bw8. Kids are out of the house

Falcon point is nice but sort of dated. Would pay a fortune for a renovated house in there or a fortune to renovate one, contractors here are sky high still

Avalon south of Cinco Ranch blvd is seven lakes
Avalon 2 near spring green is Tompkins

Focus on Seven lakes or Tompkins Hs zones. Cross creek Hs area will be good but kind of tough to get out of there.

Lakes at Bella terra is nice but that is foster Hs in fort bend isd. Not the best situation there.

There are several of us TDers out here, Tiger Fred, ahidal, me and more I can’t think of now

Wife commutes to Westheimer and bw8, 40 mins in the morning. 45-60 home if she leaves between 7-8 am and 4-5pm.
35 mins if she leaves earlier than 7
45 mins home if she leaves at 3:45 or 6pm
