I'm not following you. The search would have disclosed the minority interest.

Would I be wrong in saying that a title company would still close a deal with a cloud, they just exclude coverage on the cloud? It is typically a lender that wants certain issues cleared up.

I will always buy it! Closing attorneys commonly miss stuff. The most common is the lack of a release of a prior mortgage.

I just had to use my title policy to quickly resolve an issue while trying to sell my house. I knew the person who sold to me, and I had everyone's help in resolving the issue, but I worried if it got tough they might flake. With the title policy though I just turned it over and it was done.

I liked his overall message, energy and respect those guys who have the self discipline you see a lot of former military guys have. But I'm not sure he and I could be office mates/biz partners. Especially since he fat shamed everyone and then we had fried chicken for lunch.

Thought the food on Sunday left a pretty good bit to be desired, but its mass produced food.

You can maybe pickup on my priorities for these types of events after reading my post.

To the title attorneys: does the right to file a claim from previous owner, subcontractor, etc ever expire?

$750 title insurance over a 30 year mortgage is about 2 dollars a month. Weigh that against your house being taken from you because of some crazy scenario 30 years before you bought it.
