I reported her in the sense that I told the HOA when they contacted me that she added on to the fence.
I've already added the screened in porch, the deck, the new fence, cleared out the creek to make it visible, and am working on getting the grass to be actual grass not weeds. This is only the back yard, the front yard has all new planter boxes with knock out roses and annuals planted.
Somehow my yard is trashy though??

I think I see the problem. Just pressure wash your fence with a 2:1 ratio of water/bleach and yours will look brand new. Use the backside of her taller fence to decorate with hanging plants, wall art, etc.. I would also landscape around the deck edge. Invest in a new patio seating set and trash the dirty plastic seats. You will definitely win this "one upsmanship" game granny is playing.

You must be addressing someone else here. I never called your yard trashy. I say it needed some color. I haven't seen a screened in porch. I'm adding one right now, myself. More of a screened in patio with fireplace.

I'll give you that, the plastic chairs are shite. They were free and we just keep them out on the deck. We have nicer stuff in the screened porch. Currently looking for something nice to stay on the deck.

Before you put up a For Sale sign, get rid of the rusty grill, the crappy looking table next to the grill and get the mildew off the white plastic chair.

Didn't complain, the HOA called me and asked about the deck. I told them what went on between myself and the daughter. Said I offered my help and when I got home they had already added on to the fence. That's when they came to look.
Wasn't referring to you specifically calling it trashy. It's been a long process just getting to the point where some color would help the yard.

That's cool. I think you did a nice recovery job on the rest of the backyard if all that was crabgrass and weeds. Just jazz that area up around the grill and it will look good. Maybe plant a couple flowering trees in the back before you go to sell.

Oh trust me I'm not. I'd really love to be living the OT dream and have a cookie cutter 200k house that's 1800 Sq feet and in debt up to my eye balls but I guess I just don't have it in me.

I am a lawyer, so listen up. You are what is called an adverse possessor in bad faith. In order to maintain your possession of her property, you have to exercise corpus and animus.
Now corpus is the act of physical possession, which you are accomplishing at the moment with the fence and deck. Animus, on the other hand is more complicated.
For that, you need the requisite intent to possess as owner. Since pretty much no one would take a look at that back yard and think you owned it, you might not meet this test. Maybe if you bothered to put in an ounce of elbow grease once every few weekends, the courts wouldn't think you're a squatter.

I'd figure out a way to detach it from the fence and prepare for more attacks from the crazy lady. We had an 83 year old in our complex who lived to attack people and complain about things on the condo property.
