New Construction Neighborhoods

What are some good neighborhoods in Baton Rouge, Denham or Ascension $300k below neighborhood. I know what you get quality wise etc... I need to help a first time homebuyer make a good decision. Don't want them to buy someone patched up home that's 30-50 years old. I'm not in the state anymore so I wouldn't know where to start.

How come St. Francisville hasn’t been more developed?

I know it’s grown a bit since 15-20 years ago but it never materialized into a booming Baton Rouge suburb.

St. Franciscille fights tooth and nail to stop low priced housing developments from entering the area precisely because they don't want to be like those "booming" Baton Rouge suburbs.

Good for them keep the freaking poors and Karens out. Can’t wait to get out of Ascension.

Go ride down highway 42 in Prairieville. Close your eyes and throw a fricking brick out the window. Guarantee you’ll hit a sign for a neighborhood matching this description that’s half built.

An older "patched up" home might be better quality than new construction. They usually come with larger lots too.

You are gonna get tract home Horton or DSLD garbage

Neighborhoods look good for maybe 5 years and go to shite quickly as more renters move in

New construction for under $300k is sure to become the hood after 10 years.

I’m in DSLD and it was the best first home buy I could have made. Don’t regret a thing.

I’m pretty sure DSLD is allowed to offer financing through them at a much lower interest rate. I bought in 2018 maybe, everyone around me still sells their house within a month. No damages during Laura and Delta. Also got it for $109/sqft.

Would absolutely buy again

We explicitly didn't buy in any new build neighborhoods when we bought last year. We wanted something more established which gave us larger lots, mature trees and a sturdy, well built home.

Our house was built in 2003 and has had less issues than friends of ours who bought Milestone, Pacesetter, DR Horton, etc.

Same here. And a fact often missed on the "don't buy those homes" crowd is the you pay ZERO closing costs.
DSLD covers everything.

So in our case we saved over $6,000 because we bought a DSLD home. We have been in ours almost 5 years. Great adorable homes.

Oh an our 'lectric bill is on level billing and never went over $127 this summer.

Yep. And I have warranties. Couldn’t imagine buying a house and having my AC unit or something crazy go out. I have peace of mind and my house isn’t overpriced.

I’ll upgrade eventually but I’m very happy with it
