Just FYI once they finish with your house it will be tough as shite to get them to come back out and fix stuff.
So make sure your punchlist is as extensive as possible.

How inspector and make sure the grading on the yard is fine properly. Especially if neighbors are close. You will have issues if not done right and will eventually have to put in french drain. Have them do it for you if there is an issue.

Why not hire an ac company and electrical company to inspect those systems? Home inspectors are worthless.

You could surely get multiple trades out to inspect certain things, but that is why inspection services exist. If you have a good one, I recommend APro on the North shore, they will check it all for one fee. Things like electrical, an inspector or electrician will inspect the same way. They inspect the panel, test all outlets for power, test all switches, and inspect things like tie ins to major equipment. Anytime I've gotten bad electrical work and had to ax a new sub, things wouldn't work, once Entergy wouldn't connect, or had failed inspections. It's not the hardest stuff to inspect. Does it work, does it meet the eyeball test, hire an inspector. If you want to protect your self those are the places to start.
