garden heights isn't far from the the heights in prices, and there are lots of old people there anyway ... if you want to be inside the loop, you will have to spend an arm and a leg to buy something, or even rent, for that matter ... there has been some gentrification on the east side of downtown, but i don't know how much ...

i have practically your same family situation. if i could be anywhere, it'd be in one of the villages north of westheimer, south of i10, east of gessner, and west of voss.

not getting in there for less than 1.5m, and realistically need to plan on spending over 2. luckily, you can afford anywhere you want.

How many fricking "where to live in Houston?" threads are we going to have? This is fricking ridiculous. You're not going to be able to afford anything inside the loop anyway, so just move to Humble or Tomball like everyone else.

It is a big question. A lot of "nice" areas you could move, but each pretty much makes for a completely different experience. I have no idea what it would be to live like out west in Katy, or out in Kingswood. I rarely make it downtown. Luckily I was familiar with where I moved. Some may not be.

But what shouldn't be happening so much is people thinking they can get it all (not saying that's exactly what the OP is trying to do). People come thinking that Houston housing is cheaper, so their 400-500k is going to buy them some baller house. Not so fast. You are getting a condo in the loop or an hour drive.

You can get a pretty nice townhouse at 2000+ sq ft for 400-500 inside the loop

To the OP it depends on what you're looking for in a house and the price range obviously. If money is no concern I would look in the Heights, where you can get a yard and such.

Garden Oaks is a good suggestion as well if you want a yard. If you're okay being in a pretty densely populated area I like Rice Military, right next to Memorial Park and easy access to downtown on Memorial. Lots of good restaurants near by.

Have been to co-workers places. Very nice places too. Just no yard. Not much parking. Yeah, there are some cool bars around, but nothing that makes me want to raise a family there. Absolutely nothing wrong with it. I would have definitely lived there when single or first married. But you are paying a lot to live in the same type of place I lived in college. Where I live isn't perfect at all, but I paid significantly less, and have access to a lot more (bigger house, parks, roads for biking, running trails, restaurants, shopping, etc.). I personally don't have to go downtown though and never really need to for personal reasons. I made the sacrifice to be out in the boonies. Some will make the sacrifice of not having all that stuff to be closer. It's a personal decision. Only those with legit bankrolls are getting everything.

Absolutely, it's just whatever people prefer. If you have 400k plus to spend you can get a pretty nice place though, but you definitely sacrifice things like a yard and parking and personal space.

A lot of it also depends on where people work. With so many offices up in The Woodlands now I don't know why you would live elsewhere if you worked up there and can afford to buy there. Even as a reverse commute from the city it would still be a bitch

Area around Hobby airport or just NE of Downtown is nice this time of the year.

Kingwood, Woodlands. Commute is around 30 min into the city, Woodlands has a lot of different activities for families, Kingwood is a quiet suburb mainly for those working downtown. Good schools in both areas

If you're looking for a good family neighborhood look in Spring Valley. It is a lot of new development fairly inexpensive, 10-20 minutes to downtown.

I'm not sure about Kingwood but The Woodlands is about an hour during rush hour with the potential to be much more. I would be pretty surprised if you can consistently commute from Kingwood to downtown during rush hour at 30 minutes

Personally, I use Hardy Toll when going into downtown from the Woodlands (I work in the Woodlands, so I don't have to deal with it much), but when I interned in the Med Center, I was driving from Kingwood to BW 8 / Almeda Genoa and if I left at 6 am, I was always at the office before 7. Now if you leave at 6:05, it might be a different story

It takes me damned near 15-20 minutes just to get out of the Woodlands . I would not want to commute downtown. If I had a job that was consistent, I may take one of the buses. But you roll the dice with the possibility of 2+ hour drives if there are some issues on 45.

Other day I was luckily heading North when a gravel truck dumped its load all over the southbound lanes. Didn't tip over. Somehow started dumping while going 70. So for about a mile, there was limestone across all lanes . I can't imagine how long that took to clean up.
