Moving from DFW to Nashville

Crazy because Nashville has always been one of those cities I was willing to relocate to and here I am.. What can I expect there? Is it a bigger and cleaner Austin or can I expect a bunch of baws in their Vanderbilt apparel?

I've been living in a booming area in Frisco/The Colony, but it was also very low key and family-oriented. I'll be in the 'midtown' area in Nashville and also lugging around two babies with me.

Anyone make this move, and if so, how did it go?

Been in the area for over 20 years and wouldn't move. Great emerging food and drink scene. Sports. Amazing parks if you like to hike. Civil War history all around you. 4 hours to gorgeous mountains.

Stay away. It's full.

Nashville sucks, unless you want to live in an Austin type city, with hipsters all over.

I like Nashville but it is getting expensive to live there.

It’s getting expensive and the traffic sucks but it beats the hell out of Austin. Expect lots of rain 9 months out of the year.

Sylvan Park, Richland Park, 12 South, Bell Meade areas are on my radar.

Don't know a damn thing other than it ain't gonna be cheap. Gonna miss the affordability of TX suburbs.

Are Nashville and Dallas real estate prices that much different? Last time I looked they were fairly comparable.

Nashville housing market is something like 20% more expensive than Dallas. Granted, it's all dependent on your specific area in the metroplex, but I figured it wasn't cheap.

Median home cost in Nashville: $262k | Dallas: $215k

Not THAT big of a difference, but what hurts is I'm going from a home and into an apartment. Gotta find ways to make a profit or at least come out even. Definitely renting out my home though.

My wife (no pics) is a realtor. I asked her what she might consider as options.

First, downtown is expensive as s***. Forget Bell Meade unless you're an oil baw as noted.

Depends on your price point to start with. Where you're going to work. How much time you want to drive. Looking to own or rent.

We have some rental units in East Nashville and I'll tell you that after that storm there's going to be a lot of pressure on rental units. A ballpark rent per month of may be $1,500 for a very basic unit. Two and three-bedroom units downtown can easily go for $2,500 or more per month.

Many people are moving to Spring Hill, which is about 30 to 40 minutes south of Nashville. Commuting into town would be a b**** however. But there is land and housing prices are fairly reasonable. Thompson Station area might be another suggestion.

Bellevue is maybe 20 minutes or so west of Nashville. Actually kind of near Belle Meade. That's an emerging area with the renovations of the mall there's some new restaurants and shopping in the area.

Oh. I forgot to mention the most important part. With kids you're going to start worrying about schools. You'll find that generally most people have an aversion to Davidson County public schools so there's a lot of people that send their kids to private schools. That's if they can afford it so there's an additional cost right there. Tack on 10 to 15 thousand a year more.

So what that does is it puts pressure on Williamson County because of the school system being ranked so high and more people are moving there and commuting.

I tell you the place is full. Maybe consider Iowa?

My house has appreciated over $100 a sq ft in the last 3 years. It is getting crazy expensive to live here.

But the city, outside of the traffic, is fricking wonderful. I would never leave if I had family here or closer by. I've been here a decade almost and it has changed so much, it's truly unbelievable. Some bad, but mostly good.

World class entertainment basically 7 nights a week. Great food, great bars, great live music, great outdoor opportunities surrounding us, thriving economy, some great public schools (depending on location), etc.

It is fantastic.
