I like Nashville. If I had to live in a big city it would be on my short list.

I prefer the Tennessee terrain and slightly more seasonal weather than the big cities in Texas. Could I buy a house in the metro for 350-400k? Out in the burbs would be fine with me.

If you're into outdoor stuff then I'd recommend Hermitage or Mount Juliet. They're sandwiched between Old Hickory lake and the Cumberland river on the north side and Percy Priest lake and the Stones River on the south side. They're both much more affordable and a short drive to the downtown action.

I live further out, South of the city off of 840 near Smyrna. Walking distance to the Stones River and 5 minute drive to drop my boat in Percy Priest.

I lived in every part of Nashville you could name from 2004-2013(including an apartment above Broadway, crazy times!), but I was raised in the country and has to get back to at least a little sense of rural life.

I pretty much was too.

I actually have a cousin that lives in Mt Juliet but I've never been to her place. A smaller town like that 20 or so minutes from a city is a little more my speed at this age.

RE: East Nashville.

Don't forget large swaths were just leveled. We've done some volunteering. The damage can be like a war zone. Research the areas.

Brentwood isn’t a county, it’s a city in Williamson Co. I could live West of 65 but East of 65, especially any neighborhood with access out via Concord Rd, is just awful in my opinion. It’s already over built and with the thousands of home to be built in the next few years you can have that area of Brentwood.

That goes for Franklin as well. With regards to I65, West side best side

I moved from DFW (Mansfield) to Thompson’s Station in 2014. We loved living in Thompson’s Station. The schools are great and the area is beautiful. It’s really close to Spring Hill and Franklin.

I worked downtown on Broadway, right next to Bridgestone Arena. The morning commute was easy but the afternoon could be a bitch. I would have loved to stay but I got the promotion I really wanted in Florida.

I live in Franklin, a suburb of Nashville known for great schools and low property taxes. Great quality of life. I’m also an agent if you need any assistance let me know would love to help. Middle TN is Gods country

Too bad Franklin is already full. I'm really surprised, as an agent, you weren't aware of that.

The completion of Mack Hatcher Pkwy will definitely allow Franklin more opportunity for residential and commercial development.

Unless your using me, Grassland area of Franklin is, like you say, full

Hermitage is a great play, minus the recent disaster from the tornado. I’ve got a flip should be hitting the market in next 30 days and looking for another in the area.

Thanks for the breakdown!

I'm excited about the move. Thinking of just buckling down and paying out of my arse for rent in the city for the first year just to get accustomed to the surroundings, work, lifestyle, etc.

After the first year, I'll definitely consider getting further out and saving a ton of money.

Sumner County schools north of town are the next best option if you can't do Williamson County south of town. And DON'T do Davidson County.

On the whole Rutherford Co. schools are better than Sumner, of course there are exceptions in both counties.

Agree on Davidson with exception of Julia Green and wealthy pockets where elementary schools are ok. High Schools in Davidson are garbage.
