It looks like the main issue holding this whole thing up was the apartments. If he takes out the proposal for the apartments does it pass? It looks like it could have been something nice but then he just tried to cram too much into it and got too greedy.

I'd go out on a limb and say that the pro-forma of the development suggested that the apartments were needed for sustainable long-term income in a convincing fashion. Apartments cost a lot of money to build, but they are not popping up everywhere for no reason.

Appears that way to me. Plan had far too many people living in a confined space with limited routes in and out.

Exactly, they tried too cram as many units as possible. Developer had 2 years to make amendments and never did. They gambled and loss.

high density high rent housing is how these things make economic sense to the investors; it was never going to be viable without it. the cost to install the infrastructure (raise above flood elevation, utilities and sewer, the marina, etc) is significant...single family housing wasn't going to pay the bills, ever. and that's not counting the remediation that's already been done and is still yet to do
that property is prime location but hemmed in with a single access point on an already overburdened two lane residential road. i don't blame the surrounding residents a bit for being skeptical about the impact of this development but the marina sure would have been cool. unfortunately a beau chene type development wasn't going to make sense.

I wish the morons making decisions for Baton Rouge had some of this vision. Slapping all the POS apartments and new developments in the Burbank swamp is dumb dumb dumb.

They are all morons and rarely ever represent what the citizens want. Everyone from Mandeville wishes it could go back to pre-K levels. It is far more stressful now.
Instead, they decided to let developers clearcut hundreds of acres of Mandeville and put $100k houses everywhere. frick, even the Sanctuary went overboard. They were the first to start the whole process. That should've stopped at Cardinal Ln. People came to Mandeville to be away from the city, and enjoy the space and the scenery. Traffic is horrible, crap houses are being jammed in every space they can, and every single tree or blade of grass is getting moved down and covered with concrete to make shitty neighborhoods and shopping centers with chain stores

My "neighborhood" has 26 lots and is surrounded by woods so I get what you are saying about clearing large tracts. It is in Covington though. As for apartments, they are a blueprint for becoming the westbank. There are a shite ton of them being built. Thanks Pat Brister!

Madisonville and Bedico got it pretty bad also. It's like you have to drive around and TRY to find a spot where you can't see a house. frick that

SHTF really quickly. It seemed to explode starting around 08. I haven't been through the middle of town (190/22 area) in years because it is such a huge clusterfrick. I just avoid it and go around

also of significance is the fact that the council appears to be at least partially justifying the denial based on concerns about developed elevation. While appropriate that solution would only be detailed after extensive and expensive engineering which is not done until the development is approved
it is not appropriate to require that to be done at the approval stage
no doubt this is a position taken upon advice of counsel but a municipality is either a facilitator or development or a hinderance in the general sense. my guess is that the owners had an expectation that is the project generally complied with mandevilles development requirements that it would be approved
