Looking for retirement location recommendations on the Atlantic or Gulf coasts

Wife and I are starting to hunt for a place to retire. She prefers a location where she can walk to the beach
(not beachfront, too pricey), I need golf, and we both want year round warm weather. Preferably in an area not overly commercialized. Is there such a place? :-)

The only place on the Atlantic or Gulf Coast with year round warm weather is South Florida. Southeast Florida (Palm Beach, Fort Lauderdale, Miami, and the Florida Keys are actually tropical. Southwest Florida is slightly cooler in winter and hotter in summer (no trade winds). You can find apartments within walking distance to the beach on both coasts. Southeast Florida has like 6,000,000 people, so it is much more “commercial”. However, Southwest Florida is certainly heavily populated. If you would like a change of seasons with short, mild winters and fewer people: Fernandina Beach, FL northeast of Jacksonville or Seagrove Beach, FL west of Panama City.
