Nicholson and Brightside expansion is part of Green Light Plan. Apparently, working out right of way issues with the railroad has been a royal fricking pain.

And, 30 needs to be at least 3 lanes all the way through.

Lots of good info in this thread.

Clubhouse plans (first phase is parking lot, pool and batting cages) have been submitted to city and should get approval in coming weeks. Pool should be ready end of April.

Current phase in back has 34 lots being developed. 9 of those are the bigger lake lots (3,400 sf min), 10 are the edge lots (2,600 sf min.) that back up to the cow pasture and the final 15 are the rear-alley lots (2,100 sf min.). Lexington values are around $165-175/sf depending on house size.

Lexington Park by Alvarez has smaller lots with largest house being 1,900 sf so they will not compete directly with Lexington Estates. Values to be around $145-150/ft supposedly.

Buddy of mine lives on Churchpoint Road by the Ascension Parish DPW barn and it takes 22-25 min.

CC has replaced NS as Mr. Greg's superintendent. NS building houses for himself now.

I looked into building a custom home on one of the lake lots there but a few builders told me that was the rumor and discouraged me from purchasing there.

I heard the same rumor from another builder, but I talk with Greg regularly & have a fairly good handle on whats going on. I can say definitively this isn't happening...unless Level buys lots from individual owners.

They're already throwing some houses up.

Since you seem to be "in the know," any idea on the status of the retail frontage? It'd be great to get a Calandro's or Maxwell's in there.

There have been a few offers, but nothing that has materialized. He does want to do a "boutique" grocery store there and the rooftops are getting close to numbers that would support it. Needs to be the right fit though.

You should not be concerned. Level is not buying the remainder of the acreage.

I don't know much about them, other than they are a volume home builder. Here's a LINK to their webpage. You wouldn't have to worry about volume home builders in Lexington Estates. It's a good mix of spec homes (by individual builders) and customs.
