1. It doesn't have to be a leak (prob most common).

2. As mentioned earlier Air Flow can be the problem.

3. Air Flow problems are mostly dirty evaporator coils (inside coil) but can also be several other things.

Dropping in a new unit tomorrow to replace my 20 year old unit. was $1700 for a new coil and 5500 for a new unit.

ROCKET31: Sounds like the contactor is stuck. Sometimes they can be cleaned, but it's about a $20 - $30 part to replace DIY.

Update: Ok so I talked to a good friend of mine who does AC and he is going to come by and look at it tomorrow. He thinks it's either low on freon (he is assuming a leak from the evap coil) or the evap coil is just dirty.

How much should it cost if he has to replace the evap coil on my 4 ton unit?

north of $2000 depending on what friend and family discount the guy gives you plus the addition of the gold (aka R-22) which I think is around $75 per pound with a 2 pound minimum at least with the AC guys here in my area in Georgia.

if it's a R22 freon unit just have both components changed. R22 is ridiculously expensive compared to R410A

Not sure, it was current unit that was in the house when we bought the house last year. Not sure if the original inside unit had ever been replaced, but the house was built in 2003 I think.

Again not sure if it uses R-22, but the house inspector noted that the brand of AC was Inter City.

So, you're saying it would just be wise to buy a whole new unit both inside and out if I have to replace the freon and it uses R22?

So your unit is roughly 14-15 years old,that's borderline for needing a new unit. We were in the same situation as you, but i know a bit about ac units and have my own gauges, we had a tiny leak where it would need a charge once a year so what i did was put some stop leak in it and that got me 2 and a half more years. the leak came back and i said screw it and we just got a new complete unit inside and out including new copper.
So when the ac guy comes out and if it's low on coolant, i would maybe try what we did,it may also get you by.I would not let him add coolant to it without stop leak because r22 is too expensive and it's gonna leak again and cost you the same as what he will charge you this trip.

Pumping with more Freon shouldn't be more than $100 or so, but fixing the leak may be costly depending on location of the leak. A/C guy can put a dye in the line to find the leak for you and then give an estimate

I just replaced my entire unit, inside and out. It's not cheap.

no way...

99% chance your unit is leaking refrigerant. it will typically cost a few hundred bucks to refill it. you just have to weigh the frequency of refills vs replacement of the unit. basically, you pay to have it refilled and when the leak gets large enough, you will decide to replace the unit.
