Land appraisals in St. Tammany

Wife's family has 40 acres and 10 acres are in her name. We plan to build there in the next couple of years and we would like to get the land appraised. We haven't subdivided the land yet but we know which section is ours and have first dibs since my wife is oldest and we are the only ones that plan to build there right now. Just looking for some more information on process, costs, etc.

There's 40 acres total and my wife and her 3 siblings each have 10 acres in their name. The land has not been divided, but the property is in their name. We have basically called dibs on the section that we want but it's nothing official. I hope that makes a little more sense.

I'd partition the property before you start to build anything.

What part of St. Tammany?
My wife inherited 100 acres off Lee Rd. Near St. Benedict’s in Covington and we are in the process on deciding what to do with this land. We went out there the other day and it looks like squatters have been staying out there. The land has not been touched since pre Katrina.

We are going to, we are in the very preliminary stages right now. In the next year and a half my wife's car and student loans will be paid off so the only debt we will have is our current house.

We haven't really considered it. The area where we want to build is already cleared.

Right, but until it's partitioned they all hold it in common. There may be an understanding that one part is "hers" and the other part is "theirs," but as another poster said, it's not official until the partition is done.

I went back and edited. We know which section we are going to build on and the other siblings are fine with it since they don't plan on building out there any time soon, if at all. Basically we want to know how to get started on getting it partitioned and appraised.

A lawyer can tell you all that. The deed won't cost too much. You may need to have it surveyed if it never has been. Why do you want an appraisal?

A lawyer can handle most of that (legal subdivision of site and recordation in the clerk's office) but they'll have to subcontract out the survey and appraisal for you. It will be cheaper for you to do the legwork and line up a surveyor, lawyer, and appraiser to handle each part. Just get it surveyed/subdivided, get the survey showing new lots of record recorded in the courthouse, then get it appraised (in that order)

Why do you want the land to be appraised? Do you want it to be appraised for lending purposes? I'd go ahead and get it subdivided and split the cost between the four siblings. Once that process has occurred, go to the bank you want to do a construction loan with and they'll order an appraisal. They aren't going to use an appraisal you ordered yourself.
